Summary: This position is located in the Loan Servicing department and will fall under the Subordinat! ion team. Typically subordination arises when there are two existing mortgages, a first mortgage and a second mortgage, and the mortgagor intends to refinance the first mortgage. If the holder of the second mortgage does not subordinate the lien of its mortgage to the new mortgage, the new lender will not refinance the first mortgage. However, the second mortgage holder does not want to release its mortgage and re-file, due to additional costs and priority problems, so it will subordinate its lien to the lien of the replacement mortgage. The contractor in this position will receive a package from the 3rd party to subordinate.
The contractor will be responsible for qualifying this package for subordination by reviewing the appropriate paperwork and entering the information into RTS system and mainframe system. If paperwork is missing from the package the Consumer Counselor will reach out to the 3rd party in order to retrieve this information. A subordination agreeme! nt is a legal document and the contractor will be responsible ! to complete the subordination agreement template. Additional assignments may be given to the contractor such as Fed Exing packages; faxing documents etc.
A college degree is required with 0-2 years of professional experience. The manager will not be interviewing for this position, candidates will be chosen solely off of their resume.
Responsible for preparing files for underwriting, updating information in LOS (loan origination system), communicating with branches, originators, underwriters, attorneys and title review companies to ensure customer files are compliant.
Education/Experience: High School Diploma or GED required. Entry level 2 years experience.
Skills and Competencies: Strong interpersonal and communication skills. Proficient computer knowledge. Organizational skills.
Major Duties and Responsibilities: Updates LOS and prepares files for underwriting. Communicates with loan originators to ensure ac! curacy of file information for closing. Reviews disclosures, compliance forms, orders and reviews any required insurance coverages. Performs quality control of completed files. Reviews title research for lien impediments and prepares closing package for branches. Processes and closes Home Equity Lines/Loans in accordance with Federal and State regulations and Bank policies and procedures. Responsible for quarterly and annual HMDA compliance; and for maintaining internal and external audit exceptions.
