Full time Maintenance Supervisor needed for 115 unit family apartment community and 30 commercial units in Newport, RI. Must have electrical/plumbing/ HVAC! /appliance repair skills. Duties include but not limited to: overseeing capital projects, budgets, and vendor/bidding process and snow removal. Excellent customer service, team player and computer knowledge. Rotating on-call required. Min. of 5 years of supervisory/property management experience required, valid drivers license and own transportation.
Must Live within 30minutes of Newport for On-Call.
The Maintenance Supervisor is responsible for all day-to-day maintenance operations at one or more propert ies . Duties include the overall management of staff and maintenance department assignments . This position will have RFP, bid and quality responsibilities and may be responsible for departmental budgets. The Maintenance Supervisor is a hands-on supervisor. They are responsible for not only staff but for completing work orders and participating in On-call shifts as needed. The Maintenance Supervisor must maintain the highest level of professional standard! s and conduct in accordance with all Federal Managementâs po! licies and procedures and all applicable Federal, State, Housing authority, landlord/tenant and related laws.
Essential Duties of Job :
M anage all m aintenance staff at one or more properties . This includes interviewing, training, scheduling, directing and when necessary disciplining staff. The size of the department supervised may vary from 1 employee to 7. This position may supervisor janitors, janitor supervisor and all maintenance technician staff . Create and manage all Requests for Proposals at assigned properties . Work with Property Manager to complete all bids for capital improvement. Assist in the development of yearly budgets and manage expenditures to monthly budgets . Establish maintenance procedures and train staff on how to follow them. Conduct all monthly safety meetings and ensure the attendance of all maintenance staff at training. The maintenance department has on-going contact with the propertyâs residents. The Maintenance Supervi! sor is responsible for managing all resident issues and concerns that relate to the maintenance department. New and/or unusual situations should be reviewed with the Property Manager. Technical knowledge of many areas of the property maintenance is required and advanced skills in property maintenance is required. Supervisors may have REAC inspection team responsibilities . Responsible for ensuring outside contractors are property monitored while on the property and all work completed meets or exceeds Company standards. A Maintenance Supervisor is required to be available and may be required to be on-site in the event of a weather or property emergency. The Maintenance Supervisor along with the Property Manager and/or Senior Property Manager is responsible for coordinating all emergency responses. Other duties may include:
1. Conducting property inspections and/or participating on an inspection team.
2. Complete preventative maintenance activities.
3. On-going in! spection of tools and equipment for safety.
4. Remaining current on! all property and apartment shut-offs and sewer clean-outs.
5. Full knowledge of propertyâs emergency procedures.
6. Maintain all records required by company policies and procedures, OSHA and EPA.
7. Perform all required duties in a professional and confidential manner.
Physical requirements of job:
The Maintenance Supervisor position requires that an individual be able to lift moderate weights of between 30-60 lbs on a regular basis and the ability to stand and/or walk all day. In addition, occasional heavy lifting and effort may be required. Duties of this position may require strength and endurance in performing heavy manual labor. Other physical skills included but may not be limited to: climbing, balancing, stooping, kneeling, crouching, crawling, reaching, handling (seizing, holding, grasping, turningâ¦) and fingering (picking up, pinching or otherwise working primarily with fingers), visual clarity and the ability to judge distance ! and spatial relationships. Individuals in this position may be exposed to hot, cold, wet, humid and windy conditions. Also, exposure to caustic and/or toxic chemicals and constant or intermittent sounds/noise may occur regularly.
Customer Contact:
Telephone and in person contact with residents and outside maintenance providers will generally occur 75% or more of the work day. Professional demeanor and conduct are required. Resident information must be maintained in a confidential manner.
Supervision:
Th is position is responsible for many daily decisions regarding the maintenance department for the properties manage d . At all assigned properties the Maintenance Supervisor directly manages the maintenance team. P rojects and decisions may be reviewed daily or weekly by the Property Manager and may vary based on project cost, time-lines and resident involvement. Unusual, costly and/or dangerous situations should be reviewed as they ari! se with the Property Manager. Assignments may be receive d either orall! y or in writing. In general, a Maintenance Supervisor is authorized to make emergency decisions when the situation does not allow time to consult with Property Manager .
Education/Experience:
A High School diploma or equivalent is required. In addition, Trade or Technical School training is preferred. This position requires three to five years of experience in the maintenance field with demonstrated progression of responsibilities. Advanced industry certifications and/or training are required . Topics include Fair Housing, OSHA, and Americanâs with Disability Act knowledge , lead paint abatement, asbestos and training in plumbing and electrical areas.
