Residential Property Manager

Location: Wickford, Rhode Island

The Grossman Companies Inc. seeks a motivated and customer service oriented individual to ensure the property day! to day operations for 140 apartment community located in North Kingstown, RI.

Primary responsibilities:

• Marketing and leasing of apartments including preparing lease or rental agreements.
• Collects specified rents and impounds and initiates collections of arrearage accounts to attorney and credit bureaus for current and past residents.
• Directs bookkeeping functions, or credits client account for receipts and collection of monthly rents in a timely manner.
• Prepare detailed annual budgets and breakdown of expenses for onsite property. Arranges for alterations to, or maintenance, upkeep, or reconditioning of en tire property including interior and exterior of buildings and property grounds. Monitor curb appeal and landscaping enhancements.
• Recommend capital and overall property improvements to owner.
• Supervise, monitor, inspect and approve all work completed by contractor and vendors with Maintenance sup! ervisor.
• Employs or contracts for services of, mainte! nance, and grounds keeping personnel and on site team. Good understanding of building systems.
• Review of financial statements and reports on status of property such as occupancy rates, weekly and monthly status reports and turnover ratios.
• Assure positive resident relations relative to problems or issues.

Qualifications: Minimum 3 years’ experience in Property Management or in a related field. Reports to the Senior Property Manager Team leader. Working Knowledge of Microsoft Office programs. Excellent resident relations, detail orientated, strong communication skills; both verbal and written, proven leadership skills and ability to take initiative.
